Definition: A FEMA flood zone designation indicating an area with minimal flood risk. Properties in Zone X are outside the 100-year floodplain and are not required to carry flood insurance by federally backed lenders.

X Flood Zone (FEMA)

X flood zone: FEMA designation for minimal flood risk. Two types: unshaded (outside 500-year; less than 0.2% annual chance) and shaded (within 500-year; 0.2-1% chance). Not required to carry flood insurance. FL significance: 40%+ NFIP claims from outside 100-year floodplain. FL: flat terrain + high water table = flooding possible in Zone X. Insurance: recommended ($10-500/year). Determination: FEMA FIRMs, elevation certificate, LOMA/LOMR (petition to change), and FL DEP. Verify before purchasing.
