Subdivision Plat Requirements in Florida

FL subdivision plat (Chapter 177): divides land into 2+ lots. Must include: survey, lot dimensions, easements, ROW, dedications, and owner certification. Approval: pre-application, staff review (planning, engineering, fire, environmental), hearing, conditions, and recording. 3-6 months typical. Unplatted sales (Section 177.071): unlawful; sale voidable, fines, injunction. No building permits without recorded plat. Protects buyers.
